Gómez-Pinzón counsels IFC on $260bn financing to Visum
Gómez-Pinzón has counselled the International Finance Corporation (IFC), as lender, on a financing granted to Fondo de Inversión Colectiva Inmobiliario Visum Rentas Inmobiliarias (Visum) and Fideicomiso Inverlink Rentas Inmobiliarias, through a loan agreement for up to $260 billion Colombian pesos.
The loan agreement, dated 29 June 2022, was closed on 23 December, under which IFC made a first disbursement of the equivalent of $120,000,000,000 Colombian pesos. Posse Herrera Ruiz acted as advisor to Visum, with support from Arnold & Porter in the United States.
The funds will be used to support Visum’s 2022-2024 investment plan in green commercial properties, including the development of a world-class 85,000 m2 build-to-suit warehouse for Falabella, a leading regional retailer, for its e-commerce operations, in the department of Cundinamarca. Thanks to this transaction, Visum will be able to move closer to its goal of becoming the first green REIT in Colombia.
Visum is a real estate investment fund professionally managed by Visum Capital. It is also the first company in Latin America to partner with the IFC under the Green Pathways for Real Estate Institutional Portfolios (GRIP) initiative, an effort designed to help leading real estate asset owners and tenants define and implement decarbonisation and netzero strategies to establish clear interim targets under a “4P framework” (Pledge, Plan, Proceed, and Publish).
The in-house lawyers advising on the transaction were Paola Morales for IFC, and Ángela Lopez for Visum.
